In February 2025, the real estate market in Wake County experienced a decrease in the median sales price, dropping by $3,000 to $447,000 compared to January's $450,000. The county's high-value segment saw two transactions over $30 million, consistent with January figures.
The high-value transactions, ranging between $1 million and $30 million, increased significantly. A total of 157 transactions amounted to $360 million, marking a rise of $93.7 million from the previous month. Meanwhile, the core market witnessed 1,525 transactions worth a total of $666.5 million—a 5% increase from January—with an additional 72 transactions recorded.
Overall sales value across all segments reached just over $1.2 billion for February 2025, with a total of 1,684 transactions taking place—up from January's 1,573 transactions.
"Changes in median sales prices tend to be caused by activity in the core market," stated Tammy Brunner from the Wake County Register of Deeds. "The occurrence or non-occurrence of large transactions has virtually no impact on the calculation of median values because there are so few of those transactions."
February also saw an uptick in real estate lending activities with 2,416 deed of trust transactions recorded—a rise from January’s count of 2,329. However, this was still a slight decline compared to February 2024.
The report highlighted that real estate lending activity has two primary components and noted that more deeds of trust signify an increase in mortgage loan refinancing.
Statistics for this report were sourced from instruments filed at the office of the Wake County Register of Deeds. Excise tax assessments provided measures for property transfers' value within these records.
