Wake County sees rise in high-value real estate deals amid overall transaction decline

Wake County’s real estate market in June 2025 showed significant activity, particularly in the high-value segment. The very high-value transactions, those worth $30 million and above, recorded nine transactions in June, a notable increase from zero such transactions in May.

The high-value segment, which includes transactions between $1 million and $30 million, saw 250 transactions totaling $599.3 million. This marks an increase of $114.7 million compared to the previous month.

In contrast, the core market for properties valued at $1 million or less experienced a decrease with 2,921 transactions—92 fewer than in May—and a 2% decline in total value.

Overall, the total sales value across all segments reached just over $2.40 billion for June 2025. There were 3,180 transactions during this period, reflecting a drop from May’s total of 3,223.

The median sales price for Wake County real estate rose by $22,500 to reach $495,500 in June 2025 from May’s median price of $473,000. “Changes in median sales prices tend to be caused by activity in the core market,” noted Tammy Brunner from the Register of Deeds office.

Real estate lending activity decreased compared to May but was up by 5% when compared to June 2024. There were 3,179 deeds of trust recorded in June versus May’s count of 3,291—a reduction of 112 transactions.

Brunner highlighted that “the relative strength of the second type of lending activity can be quantified by comparing the ratio of deeds of trust to deeds.” More deeds of trust indicate increased refinancing activities.

Real estate trends are often seasonal; thus monthly results should be viewed alongside data from previous years for context. This report draws its statistics from records at the Wake County Register of Deeds office and reflects changes in property rights as required under North Carolina law.
